The traditional approach for construction projects consists of the appointment of a designer or architect on one side, and the appointment of a contractor on the other side. The design–build procurement route changes this traditional sequence of work. The amalgamation of these two distinct specialties creates a project delivery system with one single point of contact between the owner and his project (the Design/Builder).
Using a Design/Builder will reduce the project delivery schedule by overlapping the design phase and construction phase of a project. For example while the intricacies of the interior finishings are still being designed the foundation and exterior structure has already been started.
The (DB) is fully contractually responsible for all areas of work on the project regardless if there is something over looked or someone is at fault. This directly protects the owner, and ensures the commitment and dedication of his construction team to deliver to budget.
